Small cracks grow into expensive problems fast. Targeted asphalt repair stops the damage before it spreads and extends the life of your surface.

Water works into every crack over a wet San Francisco winter. Crack sealing locks out moisture before it weakens the base underneath your pavement.
Learn More
Commercial properties have higher traffic and stricter compliance needs. We pave and maintain commercial surfaces built to handle the daily load.
Learn More
Preventive maintenance on a schedule costs far less than emergency repairs. Keep your lot clean, sealed, and marked without letting small issues grow.
Learn More
Surface worn but the base is still solid? Resurfacing lays fresh asphalt over the existing structure - a cost-effective way to restore the whole lot.
Learn More
Potholes are a safety hazard and a liability. We fill and patch them properly so they stay fixed instead of opening up again after the next rainstorm.
Learn More
Every great paving job starts with a properly graded, compacted base. We handle all grading and excavation work before the first shovel of asphalt goes down.
Learn More
Crumbling curbs and uneven sidewalks are a trip hazard and a liability. We install concrete curbing and sidewalks that hold up to foot traffic and weather.
Learn More
Old pavement and failed surfaces need to be removed before new asphalt goes down. Milling clears the way cleanly and leaves the base ready for resurfacing.
Learn More
Standing water after every rainstorm is eroding your base. Proper drainage channels and inlets move water away from your pavement and protect the surface.
Learn More
Speed bumps slow traffic and protect pedestrians in busy lots and private roads. We install durable asphalt speed bumps sized and placed to do the job right.
Learn MoreTell us about your project - the size of the area, what you are seeing, and any concerns about access or slope. We respond within 1 business day to schedule a free on-site visit. You do not need to have all the answers before you call.
We visit your property, walk the surface, check the base and drainage, and note any access challenges. In San Francisco, that often means accounting for steep grades, tight lots, or proximity to city right-of-way. You get a written proposal that covers exactly what we will do and what it costs.
On project day, we show up on time, do the prep work right, and complete the job cleanly. We walk you through the finished surface, cover curing expectations, and let you know when to schedule your next maintenance. No loose ends.
Our California state contractor license is active and verifiable through the CSLB. We carry full liability and workers compensation coverage on every project, so you are protected whether it is a small driveway or a large commercial lot.
We come to your property, assess the base and access conditions, and give you a written, itemized quote before any work begins. No guesswork, no phone estimates on jobs we have not seen, and no pressure to sign anything on the spot.
We have been working on San Francisco driveways, parking lots, and commercial surfaces since 2017. We know the neighborhoods, the permit process, and the soil conditions that make paving here different from anywhere else.
If you notice an application defect within the warranty period, we come back and fix it at no charge. We do not disappear after the job is done - we stand behind the work and want you to be happy with the result long after we leave.

"They came out for a free estimate within a day of my call, and the crew showed up exactly when they said they would. My driveway on a steep Noe Valley hill had been crumbling for two years - they handled the grade without any issues and the surface looks great six months in."
Marcus T., Noe Valley - Driveway paving
"We manage a small commercial lot in Oakland and the accessible parking stalls were completely faded. The crew remeasured everything, updated the layout to meet current state requirements, and finished the striping in one afternoon. No disruption to tenants and the lot looks professional again."
Diana K., Oakland - Parking lot striping
"I had been patching the same three spots in my driveway for years. They explained why the cracks kept coming back - the base had shifted - and gave me an honest recommendation instead of just patching it again. The resurfacing job wrapped up in a single day and held through the whole rainy season."
Patrick R., Berkeley - Asphalt resurfacing
We respond to every inquiry within 1 business day. There is no obligation - just a straight answer about your surface and what it will take to fix it. After you submit, someone from our office will call you to schedule a free on-site estimate at a time that works for you.

Ground movement is the real cause - not rain or temperature. San Francisco soils, especially in areas built on fill, shift and settle over time and stress the pavement from below. The U.S. Geological Survey has documented how Bay Area soil conditions affect infrastructure longevity. Proper base compaction is the only real solution.
Water finds every tiny crack and works its way under the surface during San Francisco's November-to-March rainy season. Each wet cycle softens the base a little more. Sealing before the rains arrive is the lowest-cost way to stop that cycle - an unsealed surface is essentially open to the weather all winter.
Asphalt handles ground movement more flexibly than rigid concrete, which tends to crack and heave when the soil shifts. Asphalt also costs less upfront and is easier to repair in sections. For most Bay Area residential and commercial surfaces, asphalt is the more practical long-term choice.
The practical paving window runs from late spring through early fall - roughly May through October. Asphalt must be laid on dry ground at temperatures warm enough for proper compaction. Scheduling before the rainy season begins in November gives you the most flexibility and the best conditions for curing.
Small surface damage is an entry point for water. Once water reaches the base, the repair job grows from a simple crack fill to a much larger patching or resurfacing project. Addressing small problems promptly is consistently cheaper than waiting until the damage is visible across the whole surface.
It depends on the scope of the work. Projects confined entirely to private property may not require a permit. But most San Francisco driveways connect to a city sidewalk or curb cut, and work in that zone typically requires city approval. A licensed local contractor will assess this and handle the permit process on your behalf.

Isolated damage in otherwise solid pavement - small cracks, a single pothole, edge crumbling - is a good candidate for repair. Widespread alligator cracking, multiple soft spots, or a surface more than 20 years old usually means the base has failed and replacement gives you a better result at a lower total cost over time. The National Asphalt Pavement Association publishes pavement life cycle guidance that contractors use to make this call.
Unsealed asphalt oxidizes and becomes brittle. Once the surface turns gray and starts to feel rough underfoot, each rainy season drives water deeper into the cracks and the repair bill grows. A sealcoat applied while the surface is still structurally sound costs a fraction of patching or resurfacing a surface that has been left exposed for too long.
On a steep grade, sealant can run and pool if applied too heavily. New asphalt requires extra care with compaction and drainage channels to prevent water from running under the edges. Access for equipment takes more planning. A contractor experienced with San Francisco hillsides knows how to handle the grade - and will reflect that complexity accurately in their quote.

San Francisco sits on a peninsula between the Pacific Ocean and San Francisco Bay, covering about 47 square miles and home to over 800,000 people. The city is divided into dozens of distinct neighborhoods - the Sunset, the Richmond, Noe Valley, the Mission, Bernal Heights, and many more - each with its own housing era and street character. Most of the city was built between the 1890s and the 1950s, which means a large share of San Francisco driveways, garage aprons, and parking surfaces are now 70 to 130 years old and due for serious attention.
The city is famous for its hills - places like Twin Peaks, Nob Hill, Russian Hill, and Potrero Hill - and many homes have garages built directly into the ground floor with short, steep driveways connecting to the sidewalk. These concrete aprons and asphalt approaches take heavy daily use at a challenging angle, and they wear out faster than flat driveways in other cities. San Francisco is also earthquake country, and parts of the city built on filled land - particularly areas near the waterfront and in the Marina District - experience soil movement that stresses pavement from below in ways not seen in more geologically stable cities.
The climate adds another layer: San Francisco receives most of its rain between November and March, and the persistent marine fog keeps surfaces damp for much of the year. The National Oceanic and Atmospheric Administration documents the salt-laden air that rolls in from the Pacific daily, accelerating the weathering of pavement, paint, and exterior materials across all San Francisco neighborhoods. We know these conditions well - it is the environment we work in every day - and we plan every job around the local climate, soil, and permit requirements that make asphalt work in San Francisco genuinely different from anywhere else.
